GUIDE TO RENTING

Step 1 | Property Search

First step in finding the right property is to register with us by calling on 0203 633 4528 or completing the Registration Form.


Decide on the area you’d like to rent in and make a list of things that are very important to you, like schools nearby, transport links, access to shops. Share this list with Delta Properties and our advisers will be happy to help and once we have a clear understanding of your requirements we will provide you with the list of properties that match your criteria. Research the types of properties that are available in your price range and be realistic about your expectations. Think carefully about the things you need and the things you would like. After the viewing give your agent an honest feedback, that way we will understand better what you will and won’t accept.

Step 2 | Viewing Properties

Try to be available to view properties at short notice as letting business is incredibly fast moving and when a good property comes to the market, it could be rented straight away. We will accompany you throughout the viewing and will try to answer the questions you might have and advise where necessary. Don’t be put off if the property requires some improvement works or adding/removing furniture, we encourage our landlords to be flexible and will try to accommodate your requests. After the viewing give your agent an honest feedback that way we will understand better what you will and won’t accept.

Step 3 | Offer

Once you have found a suitable property and would like to make an offer, you will be required to fill in a tenancy application form along with any special conditions you may have regarding the property. To secure your property you are required to pay a holding deposit of one weeks rent (part of first month’s rent) and we will take the property off the market while your offer is negotiated with the landlord. The holding deposit is not refundable should you withdraw the offer or if your references are not acceptable. We will be happy to advise you during the process should you have any questions or concerns about the offer.

Step 4 | References

When the offer is accepted, we will instruct a third party company to carry out full tenant references checks (for each tenant), which include the following:


• Full credit checks

• Employment reference

• Landlord’s reference

• Copy of passport and proof of address


Make sure that you have all information to hand and let your employer or other referees know about the coming request for a reference. For students or new arrivals to UK we may require a guarantor who can be referenced or 6 months’ rent in advance. The tenant will be responsible for the referencing costs, contract and administration fee.

Step 5 | Preparation of the Contact

Once all paperwork is in place from the referencing company, Delta Properties will prepare the tenancy agreement and collect the first month rent together with the damage deposit.


By law tenant’s deposit must be registered within 30 days with one of the government appointed scheme:


• Deposit Protection Services (DPS)

• Tenancy Deposit Scheme (TDS)

• My Deposits

Step 6 | Moving In

Provided that all payments, documents and references are in order, your keys will be available for collection on the start date of the tenancy, usually from the office or via an appointment with an inventory clerk. Your negotiator will ensure that this is organised at a convenient time. You will need to inform your utility providers that you have moved into the property and ensure that all accounts are transferred into your name as quickly as possible. A copy of the inventory check-in report will be sent to you (usually by email) shortly after move-in. Should you have any comments or questions they should be raised as soon as possible after receipt.

 

We will also advise you who will be responsible for the day to day management of the property and provide you with the relevant contact details.

 

Congratulations, the property is now yours!

 

Delta Properties Standard Fees for Tenants

Contract variation, novation, amendment or change of occupant at the tenant’s request within an existing tenancy- £50

Damage Deposit equivalent of 1 month rent;

Default fee for lost keys or other respective security devices-  Actual cost of replacement

Default fee of interest on late rent if rent is more than 14 days overdue-   3% above Bank of England base rate
