SERVICES WE OFFER TO LANDLORDS

Delta Properties will:

• Market and advertise the property on our website and others which we are members of.

• Accompany prospective tenants to view the property.

• Negotiate offers received for the property and submit any offers received to you and then conclude the terms to be granted in the Tenancy Agreement.

• Take up references through a referencing agency:

- Credit Check

- CCJ Check

- Employment Reference

- Landlord Reference

- Character Reference

• Draft Tenancy Agreement for you and the prospective Tenant.

• Collect the initial payment of rent and deposit.

• Arrange for an annual Gas Safety Report.

• Arrange for an electrical safety test of all appliances, plugs, sockets and wiring.

• Arrange for an Energy Performance Certificate (EPC) to be obtained.

• Arrange for the property to be professionally cleaned prior to the commencement of the tenancy.

• Send statement to you as appropriate after completion of the letting.

• Send our standard “welcome” letter to the tenant after the letting is concluded, advising the Tenant of contact details including those of the person managing the property, if not Delta Properties.

• Send out reminders to landlord and tenants for any renewals, extension, rolling contracts or new agreement to be signed.

LETTING AND RENT COLLECTION SERVICE

In addition to providing services as above we will:

• Receive rent.

• Prepare statements on receipt of the rent and pay the net amount to the landlord.

• Send out standard reminder letters if rents are not received on time.

• When you are using our rent collection or management service, we will use our best endeavours to arrange a stranding order to be set up so that the tenant can send future payment direct to us.

LETTING AND MANAGEMENT SERVICE

When Delta Properties is appointed as managing agents then in addition to our services above we will:


• Pay current outgoings such as ground rent and service charges where applicable.

• Deal with day-to-day management matters including repairs.

• Instruct an independent inventory clerk to prepare and check an inventory and schedule of condition prior to the commencement of the tenancy.

• Investigate matters relating to the property which come to our notice or which are bought to our attention by the tenant.

• Visit the property every 6 months for the duration of the tenancy.

• Liaise with utility suppliers as appropriate.

• Arrange a check out inspection with your tenant.

It is a criminal offence to let premises with gas appliances, installations and pipe-work that have not been checked by a CORGI Registered Engineer. The Gas Certificate will need to be renewed at 12 monthly intervals. We need to give your tenant documentary proof of your compliance with these Regulations at the commencement of the tenancy.

Energy Performance Certificate (EPC)

From 1 October 2008 residential let properties require an Energy Performance Certificate (“EPC”).

By law Energy Performance Certificate is required prior to the property being marketed ether for sale or letting. An EPC, once conducted, is valid for 10 years.

Portable Appliance Testing (PAT)

"PAT Inspection" or "PAT Testing" is the name of a process in the United Kingdom by which electrical appliances are routinely checked for safety.

Professional Cleaning

Whether you want a regular domestic cleaning for one-off services, such as end of tenancy cleaning, carpet cleaning and spring cleaning or after builders cleaning, we can provide you with the quote.

Once the property is professionally cleaned it will look more attractive to the potential tenants or buyers.

Inventories, Check In & Out

An inventory and Schedule of Condition is essential for letting of your property, whether they are let furnished or unfurnished, to reduce risk of a dispute arising in respect of the Security Deposit.
